Clients Objectives

Our client was a developer looking to build a five storey class A grade office block on a narrow site in the Parramatta CBD with a tight deadline to accommodate a pre-signed lease agreement.


We only had 7 metre frontage to work with which created significant challenges with planning and access of heavy machinery to dig the 3 storey basement parking facility. Traffic management was also a significant challenge because of the CBD location and limited site access. In addition there were structural challenges including the underpinning of all the adjoining buildings on 2 sides.

Our Approach

To manage the build we decided to use a precast flooring system which meant we were able to pour each floor on a 7 day cycle while keeping the area clear of construction material during each stage.

Traffic management could have been a significant expense but we overcame this by incorporating a vehicle turntable and stacking system at the beginning of the project.

We made the decision to use an AFS paneling system which minimized impact on the adjoining neighbors and made for quick easy handling within the tight 7 day build times allowed for each of the 5 stories.


We completed the project ahead of time with the opening occurring 4 weeks ahead of schedule. The developer was able to capitalize on the extra income and opportunity of marketing a completed project. The site was fully tenanted within 6 weeks of completion.
