Case Study 2 - Cardiac Care

Clients Objectives

Cardiac Care Group requested Formacon submit a tender for construction of their new medical facility in Wentworthville.

The Challenge

The site was located within the old Commonwealth Bank building which included several large safes, both built-in and with integrated steel bullet-proof screening. There were also several Cash Handling rooms which had been screened off with 13mm steel plated walls. The client also had incomplete documentation with incomplete drawings and potentially facing lengthy council delays.

Because of the intended medical usage there were specific requirements regarding sewage access to watch of  consulting rooms. The original buildings construction represented major challenges.

Our Approach

We reviewed the current status of the project and identified several opportunities to reduce costs and significantly reduce build time. Initially it appeared there would have been at least a 4 month development application process. We changed the approach and had the building approval complete within 2 weeks.

To manage the sewerage challenges we managed to extend the thickness of the walls to accommodate the new sewerage system enabling us to connect to the nearest junction point and retain the required layout to make the fit-out economical and practical.

Through our application of Value Engineering and, Program Acceleration systems and good use of material we were able to save our clients 10%  on the initial construction quote we provided.
